What is the Process of Roof Replacement?

We don’t often think about the roofs over our heads, but local roofing companies will tell you that as we slip deeper and deeper into winter, your roof becomes more and more valuable in protecting you from rain, wind, and yes, snow. But if you recently moved into a new space, or don’t know the health status of your current roof, it’s time to look into roof replacement services from ASF Contracting.

Roof replacement is a major home improvement project that can add significant value to a home. It’s important to understand the process of roof replacement to ensure it’s done correctly and efficiently, and to ensure that the roof is properly sealed and protected. In this blog post, we’ll explain the process of roof replacement in detail, including what to expect and how to prepare for your ASF Contracting roof replacement.

Roof Replacement Starts With a Roof Assessment

The first step in the roof replacement process is to assess the condition of the existing roof. When our local roofing company experts are on your roof, what exactly are we looking for?

  • Broken, Shattered, or Missing Shingles: Shingles are the backbone of your roof (or more accurately, the outer shell); they face the most damage and the brunt of the elements. Missing shingles are bad but missing too many will require a roof replacement.
  • Exposed Nails: Exposed nails are nails that haven’t been seated properly, or appear “popped.” This is indicative of poor initial workmanship, or significant damage that will need remediation.
  • Missing Caulk: Caulk is used for filling gaps in your roof. It’s airtight, waterproof, and an important part of your roof’s structure.
  • Sagging and Pooling Water: Sagging of your roof indicates a major problem with the structural integrity of the roof. To be clear: if you notice any pooling water on your roof, or if you notice a part of your roof has started to sag, it’s important to get in touch with ASF Contracting as soon as possible.

A roof assessment is done by closely examining the roof’s surface and structure and looking for signs of damage or wear and tear. If there is damage, it must be addressed before the roof can be replaced, or as part of your remediation process. Assessments will also go over the estimated cost and timeframe of your roof replacement so that you know how long the project will take, and how much it will cost you.

The Contractor Then Provides an Estimate

After we arrive on location and perform an expert assessment of your roof, we will give you a total cost estimate for the value of the work. This estimate should include the cost of materials, labor, and any additional services such as disposal of the old roof. We will also need to spend some time getting the appropriate permits from your HOA or building owner in order to provide a full and accurate estimate.

We Remove the Old Roof

After the cost estimate has been accepted, the roofing contractor can begin the roof replacement process. The first step in this process, is to remove the old roof.  Removing an old roof is a time-intensive process that will take some time to complete, and is only part of the process behind roof replacement. This involves removing the existing shingles, nails, and other materials. Care will be taken to not damage the underlying structure as this could affect the integrity of the new roof.

Once the old roof has been removed, the roof deck must be inspected and any damaged areas must be repaired. This could include replacing or repairing the joists, rafters, and sheathing. Any damaged areas must be addressed before the new roof can be installed, otherwise, the roof will sit on a faulty deck, making it both ineffective and unsafe to live under.

We Install Your New Roof

Next, we will install the new roofing material. This can vary depending on the type of material chosen but typically involves laying the shingles, installing a drip edge and flashing, attaching the underlayment, and installing the ridge cap. We will make sure the roof is properly sealed and that all the materials are installed correctly.

Your new roof installation process can take some time, and several days, making it vital that you work with us, as we have over 20 years of experience delivering on-time and on-budget projects, and can install roofing material of any kind or style, including unique shingle styles or textures.

The Final Roofing Inspection

Once the roof has been installed, the contractor will check for any leaks or other problems. Think of this as our final stamp of approval on any roof we replace. We do this for a number of reasons:

  1. It’s about safety. We stand by our work, but we think your safety is paramount. That’s why we will inspect all of our work at the end to ensure the highest quality.
  2. It’s about quality. We want you to have a quality roof, so that means the due diligence falls to us to ensure your roof is installed correctly and safely.
  3. It’s about reputation. Local roofing companies live and die by their reputations, and we’re no different. Our roof on your home is our seal of quality, so we want to make sure you’re getting work that’s worthy of ASF Contracting’s standards. Looking for examples of our workmanship?
